Does seal coating fix cracks?
Minor cracks are filled as part of surface prep at no extra cost. Major cracking or alligator cracking may require patching before we can seal coat.
How long does the lot need to stay closed?
48 hours after application for full cure. Most jobs are done overnight so the lot reopens the next morning.
What's the difference between coal tar and asphalt emulsion?
We recommend asphalt emulsion for most commercial lots — comparable durability to coal tar with a better environmental and VOC profile. Coal tar is available for high-fuel-exposure surfaces.
