FAQ
Common Questions
How long does pressure washing a parking lot take?
A standard 200-stall lot takes 4–6 hours. Larger properties or heavily soiled surfaces may require a full overnight shift. We always complete before your business opens.
Will pressure washing damage my asphalt?
No. We calibrate pressure settings for each surface type. Asphalt gets lower PSI than concrete to prevent aggregate displacement. Our operators are trained to avoid surface damage.
What happens to the wash water?
We use containment berms and vacuum recovery to capture all wash water. It is filtered and disposed of according to your local stormwater discharge regulations.
Should I pressure wash before seal coating?
Absolutely — it is the single most important prep step. Clean surfaces allow seal coat to bond properly, which can double the coating lifespan compared to applying over a dirty surface.
Can you remove oil stains from concrete?
Yes. We use commercial-grade degreasers followed by hot-water pressure washing. Most oil stains are removed or significantly reduced in a single treatment. Deeply penetrated stains may require a second pass.
Do you offer recurring cleaning contracts?
Yes. Quarterly and monthly cleaning programs are available at discounted rates. Regular cleaning prevents buildup, maintains curb appeal, and extends pavement life significantly.
How much does commercial pressure washing cost?
Most commercial lots run $0.08–$0.15 per square foot. A typical 40,000 sqft lot costs $3,200–$6,000. Bundle with seal coating or line striping and save 15–20%. We send a fixed quote within 20 minutes.
Can pressure washing damage new asphalt?
Not when done correctly. We adjust PSI based on surface age and condition — newer asphalt gets lower pressure (under 2,500 PSI) with wider spray tips. Our crews are trained to clean without cutting into the surface.
